American Palms is a 4 bedroom, 3.5 bathroom vacation home siituated in The Manor at West Haven, a gated community comprising of 57 homes. The home is built to a very high standard with full air conditioning/heating and ceiling fans throughout. Stylishly designed and very comfortably furnished by a well known specialist design company. In addition to the living area, the home also offers a computer nook. The extra large Lanai is ideal to relax in, entertain family and friends whilst enjoying the oversized pool/spa. The extended pool deck has plenty of space to relax in; it also has a pool bathroom and outside shower. The pool deck has 4 sun loungers and 2 tables for your added enjoyment outside.
Surrounding the home are private gardens. The Manor at West Haven is conveniently located for all attractions and amenities with Walt Disney World just 7 miles away. The Champions Gate golf course (home of the David Ledbetter Academy) is two minutes away plus Reunion and Providence world class golf courses are five minutes from the home. It's just 29 miles Orlando International Airport and an hour's drive from Kennedy Space Center and the beautiful Atlantic Coast Beaches. Busch Gardens is approximately one hour away and as the home is only two miles from I-4 (Interstate 4 Junction 58) it is ideally located for easy travel throughout the Orlando area.

- Check-In time is 4:00PM
- Check-Out time is 11:00AM
- There is a 3-night minimum stay required on all 3 and 4 bedroom homes and a 4-night minimum stay required on all 5 and 6 bedroom homes. There is a 5-night minimum stay required on all homes during the holiday season.
- $200.00 non-refundable payment required at time of booking. The name on the reservation must match the name of credit cardholder.
- Travel insurance, if selected, is due at the time of the booking to ensure coverage.
- Full reservation balance is due 30 days prior to arrival.
- All guests will be required to electronically sign a rental agreement. Vacation home access details will not be provided without a signed rental agreement on file.
- Additional fees include: - Cleaning Fee, exact cost varies depending on size of home.
- All major credit cards accepted. The exact billing address will be required to process all credit card payments.
- Pets are NOT ALLOWED except on listed PET FRIENDLY HOMES. Failure to comply will result in a $500.00 charge and eviction from the home.
- SMOKING IS NOT PERMITTED IN ANY HOME.
- Pool heat is complimentary from October 1st through April 30th.
(Pool temperatures can vary depending on weather conditions and time of year. Florida Spirit will not be liable for pool water temperatures because weather conditions are not controllable.) - Pool heat is NOT complimentary in the summer season (May1st through September 30th).
- Spa heat (where applicable) is complimentary year round.
- POOL HEAT IS NOT included on certain specials and promotions, please refer to the special terms when reserving a home with a special or discount.
- RVs, commercial vans, buses, and trailers are NOT permitted at any home and will be towed at the guest's expense.

- $45.00 Damage Waiver (non-refundable) OR $250.00 Security Deposit (refundable) required for each reservation.*
*$350.00 Security Deposit (refundable) is required on ALL 6 bedroom homes; Damage Waiver will not be offered on 6 bedroom homes.
