Brooklands, located in the Windwood Bay community, is 3,800 sq ft, including a Game Room, 6 Bedrooms and 4.5 Bathrooms. The pool has an extended deck and overlooks conservation/woodlands,making it very private. The pool also has a shallow paddling area for children. It is on the largest lot in Windwood Bay, just 6.5 miles from Disney and minutes from Champions Gate, with its magnificent golf courses. Everything has been planned to make this a very special home. There are 3 master bedroom suites, one twin room and a very special children`s bedroom which has Disney murals on the walls custom painted by a local artist. All bedrooms are comfortably furnished and all have TV's. Downstairs there is a dining and living room with a family room and kitchen/breakfast nook overlooking the pool and spa. There is also a 57-inch TV with DVD player.The bedrooms include: Huge (23ft x 18ft) master bedroom with a magnificent King size 4-poster bed. 2 further ensuite bedrooms with queen size beds 1 Den/Bedroom with Queen size bed and separate comfortable seating area.1 Twin room (with Palm Tree murals on walls)1 Children`s Disney Room with bunk beds and a single/trundle bed (sleeping 4 in total). The outstanding
feature in this room is the unique and specially commissioned murals on all walls. Children will fall in love with this room! Pool and spa with extended deck area, providing a choice of shade or sun. Loungers, chairs and tables. The game room has a pool table, a foos ball table and dart board. There is also a TV and a bar with stools. The family room has a comfortable leather sectional sofa and 57-inch TV with DVD player.Fully-equipped kitchen.Separate laundry room upstairs with full-size washer and dryer. Central air conditioning and heat.Just minutes to Champions Gate with golf courses and shopping center (including Publix supermarket, pharmacy, restaurants, and more)!The house is very private and overlooks conservation/ancient wooded area, home to many animals and birds. Although the house sleeps 12-14, there are areas to suit everyone. Whatever you want to do on your vacation. you can do it here: Catch up with family and friends. Take a swim, or relax with lunch by the pool. After a day at the themeparks, have a beer and a game of pool. Watch a DVD or sit quietly in the den with a book.   • Check-In time is 4:00PM
  • Check-Out time is 11:00AM
  • There is a 3-night minimum stay required on all 3 and 4 bedroom homes and a 4-night minimum stay required on all 5 and 6 bedroom homes. There is a 5-night minimum stay required on all homes during the holiday season. 
  • $200.00 non-refundable payment required at time of booking. 
  • Travel insurance, if selected, is due at the time of the booking to ensure coverage. 
  • Full reservation balance is due 30 days prior to arrival.
  • Additional fees include:
    • - Cleaning Fee, exact cost varies depending on size of home.
    - Sales & Tourism Taxes
    - $35.00 Booking Fee
    - $40.00 Damage Waiver (non-refundable) OR $250.00 Security Deposit (refundable) required for each reservation.*
       *$350.00 Security Deposit (refundable) is required on ALL 6 bedroom homes; Damage Waiver will not be offered on 6 bedroom homes.
  • All major credit cards accepted.
  • Pets are NOT ALLOWED except on listed PET FRIENDLY HOMES. Failure to comply will result in a $500.00 charge and eviction from the home.
  • SMOKING IS NOT PERMITTED IN ANY HOME.
  • Pool heat is complimentary from October 1st through April 30th.
    (Pool temperatures can vary depending on weather conditions and time of year. Florida Spirit will not be liable for pool water temperatures because weather conditions are not controllable.)  
  • Pool heat is NOT complimentary in the summer season (May1st through September 30th).
  • Spa heat (where applicable) is complimentary year round. 
  • POOL HEAT IS NOT included on certain specials and promotions, please refer to the special terms when reserving a home with a special or discount.
  • RVs, commercial vans, buses, and trailers are NOT permitted at any home and will be towed at the guest's expense.
